Kitchen Creek runs through the heart of the property for over 1.5 miles. Two large blue line tributaries feed the main Kitchen Creek from the north creating a year round water feature that adds excitement as the water cascades over the falls. 422 acres is a very large place - It is almost 5 miles around the perimeter of the property!!! The trees in the forest are very beautiful with some old growth Sycamore and Chestnut Oaks reaching nearly 8 feet in circumference. LOCATION Kitchen Creek Forest is located in Greenbrier County WV, just 5 miles southwest of the Sam Black Interchange (#156) on I-64. The property has year round access on paved state maintained roads. Elevations on the property run from 1861' to 2605'. The property's coordinates are LAT 37.8535829 N LON 080.6587972 W ACCESS AND BOUNDARIES The property fronts along the paved state maintained Blue Sulphur Springs Road (CR25) at the top of the mountain. The property runs along the road for about 8/10ths of a mile (4600'). There is also access provided via two woods roads that run for nearly 1 mile into the heart of the property. The entire boundary was surveyed in 1995 by Bracenrich & Associates and the boundaries have been painted in yellow paint. Old fences, field edges and stone walls may be found along the property lines. To the Sellers knowledge, there are no rights of way that can be used by others across the property. ULTILITES Currently there is no electric service to the property but service is nearby on adjoining lands. Buyers should check with the power company regarding bringing power to the property. At present,there is no telephone service to the property but it is nearby on adjoining property. Due to the mountainous topography, cell phone coverage can be spotty in the hollows but is excellent on the ridge tops. There is no cable service; however, high speed internet can be provided through HughesNet and television reception though DishNet or DirectTV. There is no public water or sewer available at this time and potable water may be provided by drilling a well or developing one of several springs. Sewage treatment may be provided by installing a county approved septic system. TIMBER RESOURCES The high elevation, coupled with the high percentage of north and east facing slopes, is very conducive to growing extremely high quality timber. Black Walnut, White Oak, Red Oak, Sugar Maple, Hickory, Tulip Poplar, Black Cherry and Mountain Ash are the predominant species comprising the forest. There is an abundant amount of merchantable timber ready for harvest with many trees that will classify as Veneer and Overseas export logs. Approximately 230 acres of the forest was selectively thinned in 2001 under the guidance a professional forester, Cliff Rexrode. Each tree harvested was individually selected and marked by the forester and the harvest trails were planned in advance of construction so they are on very good grades and serve as hiking trails today. The very light thinning left several thousand residual trees that have responded exceptionally well to the thinning and are growing at a rate of about 4% per year. Mature timber ready for harvest can be found on the 230 acres. The remaining 190 acres has not been thinned and contains a nice crop of merchantable timber ready for harvest. The entire 422 acres is healthy and there is no evidence of Gypsy Moth or Emerald Ash Borer infestation. MINERAL RESOURCES The Marcellus Shale Natural Gas Field is thought to underlay the property and natural gas companies have been aggressively leasing natural gas rights in the area. To the Sellers knowledge, there have been no gas wells drilled on the property and no coal mining has been ever been done. The Sellers believe they own the mineral rights to the property and have not leased any of the coal or natural gas rights to any companies. Potential buyers should have an attorney determine the quality of title to the surface and mineral before purchasing the property. TAXES AND DEED INFORMAITON The property is taxed in the name of Mary S. Cunningham, et al in Blue Sulphur District, Greenbrier County WV on Tax Map 8, parcels 47,50,51; Tax Map 9, parcel 23; Tax Map 15, parcel 15; Tax Map 16, parcel 25. Taxes for 2009 were $1860.88 The deed is recorded in Greenbrier County Courthouse in Lewisburg WV in Deed Book 274, Page 518.
